When are the recycle bins and the garbage dumpsters emptied?The recycle bins are emptied on Mondays and the garbage dumpsters on Wednesday. The food recycling bin is emptied on Tuesday.

How do I know that the smoke alarms in my bedrooms are working?The red indicator light flashes every 40 seconds. It is easier to spot the flash if the room is completely dark. The 9-volt battery should last one year. The bedroom alarms were installed in February. So, every February you should replace the battery. If the battery is low, the alarm will start chirping every 30-40 seconds for a minimum of 7 days.

Do I need a parking sticker for my two vehicles?Yes. Please fill out the form available on this website. In return for this information, you will be provided with parking stickers that should be affixed to the lower left side of the vehicle's rear window.

I am getting tired of hauling my bike and stroller up the stairs and into my unit every night. Can’t I leave them on the front landing or under the front stairs?No, you may not leave them in either place. The fire code states that both areas must remain clear. In addition, bikes, trikes and strollers are clutter that detracts from the ambiance of our handsome homes. Remember you live in a community not a single family home.

When are quiet hours? Can I legally perfect my tumbling routine during the non-quiet hours?The quiet hours are from 10 pm – 8 am seven days a week. However, this does not mean you can scream, throw furniture around, do somersaults, play the drums or any other noisy activity between 8 am and 9:59 pm. Ask your neighbors what they hear and if necessary tone down your activities. If a noisy party is keeping you awake after 10 pm and your pleas for quiet have not worked, feel free to call 911 and report a non-emergency situation. If the police are not busy with emergencies, they will respond.

How often must our chimneys be inspected?Inspections are required on odd years (2011, 2013, 2015, 2017, etc). Homeowners must pay for their own inspections and provide proof.

My front porch light burnt out. Do I need to replace it? What about my back deck light?No, you do not need to buy a front porch bulb. Please contact Navigate Community Management or submit a request through the homeowner portal. A maintenance person will replace the special CFL bulb. You are responsible for replacing your back deck light.

I'm being asked for proof of our Association's Master Insurance Policy. How do I get that?A copy of the master policy is available on the homeowner portal.

My mailbox lock is sticky, doesn't work, won't lock, etc. Will the Association fix it?"Here is the answer, as researched by the Association Board: Mailbox locks are the responsibility of the person who uses that individual mailbox. This was confirmed by the US Postal Service. The Post Office does not do repairs or replace missing or broken locks. If one cannot get their mailbox open, first try spraying WD-40 or some other lubricant into the lock. This will probably fix the problem. If the lock is unusable due to a broken key, for example, the user/owner of the box has to wait for the postal carrier to arrive, in order to request access to the box. If the mailbox lock needs to be replaced, remove it. Have a small adjustable wrench with you so you can remove the nut. And make a note of whether the lever inside the mailbox turns up or down. Take all the pieces with you to Bellevue Lock and Key in downtown Bellevue, or another lock and key specialty store, and they will find the correct replacement, for a cost of approximately $20. http://www.bellevuelockandkey.com Mailbox locks are also available for sale at home improvement super stores, but the quality can be questionable and it is tricky to determine the right size. If you are unable to meet the postal carrier in order to gain access to the mailbox, Bellevue Lock and Key, or another locksmith, can forcibly remove the lock and replace it for you, which will cost about $80 total.
